Property and Cancellation Policies
Individual Bookings:
- Free Cancellation Period: we offer a free cancellation period, typically up to 24 or 48 hours before check-in. This means you can cancel your reservation without penalty if done within this timeframe.
- Late Cancellation or No-Show: If you cancel your booking outside of the free cancellation period or fail to show up (no-show), you may be charged a cancellation fee equivalent to one night’s stay or the full booking amount.
Group Bookings:
- Deposits: We require a deposit at the time of booking for group reservations. This deposit is typically non-refundable if the booking is canceled, depending on the hotel’s policy.
- Cutoff Date: There is usually a cutoff date by which attendees must confirm their attendance or the number of rooms needed. Changes or cancellations after this date may result in penalties.
- Cancellation Fees: If the entire group booking is canceled within a certain period before the check-in date (often 30 days or more), the hotel may charge a cancellation fee or forfeit the deposit.
- Attrition Clause: In cases group agrees to pay for a certain percentage of rooms booked even if not all are filled or if attendees cancel.
Additional Considerations:
- Seasonal Variations: Policies may vary based on peak seasons, holidays, or special events.
- Special Rates or Packages: These may have different cancellation terms than standard bookings.
- Direct vs. Third-Party Bookings: Cancellation policies may differ if booking directly with the hotel versus through a third-party website.
Terms & Conditions
• Check-in and Check-out Times: Our usual check in time is at 2.00pm & check out is at 11.00am. If you wish you check in earlier, we can make an exception provided the room has been available from previous night. For late checkout before 3.00pm, half a day rate will apply otherwise after 3.00pm full day rate will incur.
• House Rules
– Registration – please ensure you fill out a registration form prior to check in and receive your receipt upon payment. We accept cash, card, mpaisa & direct deposits.
– Breakfast – Breakfast lounge is open from 7am to 9am
– Laundry – Baskets are provided for laundry requirement, please remove belongings from clothes (coins, documents, jewellery etc), we will not be liable for any damages. Laundry services are for guests staying 2nights or more.
– Maid Services – Daily housekeeping services are from 8am to 2pm
– Extra persons – additional $40/per person on top of the room rate, we urge that guests are mindful of minimum occupancy limit.
– Quiet Hours: guests are required to keep noise levels to a minimum, typically in the evening or early morning.
– Smoking Policy: smoking is prohibited in the rooms and apartments. Smokers are allowed to smoke on the outdoor terraces, balconies & carpark as long as there is enough distance to other guests so that no one would feel disturbed.
– Pet Policy:No pets are allowed at the premises.
– Visitors: For convenience of house guest, all visitors must vacate the premise by 10:00pm.
– Respect for Property: we expectation guests to treat the home and its furnishings with care and respect.
– Kitchen and Dining Area Use: common kitchen, dining area, and any associated responsibilities such as cleaning up after oneself.
– Bathroom Etiquette: we expect guests to keep shared bathrooms tidy and respecting other guests’ privacy.
– Security Measures: Guests must ensure locking doors and windows when leaving the premises for safety and security purposes.
– Wi-Fi and Technology Use: available Wifi is not for downloading or streaming videos, access provided is limited, data can be purchased from reservations if need be.
– Environmental Considerations: All rooms are air conditioned for your convenience; conserve power by turning of electrical appliances when not required.
– Guest Responsibilities: We expect guests to maintain cleanliness, and respect the property and its inhabitants. Any loss of property or damages done deliberately or guests must ensure that items in the rooms/apartment are not removed otherwise charges will apply during checkout. Room/Apartment keys must be returned to reservations otherwise and additional charge of $50-$100 will incur.
– Modification Policies: Prior arrangement must be arranged with reservations, that will be subject to availability. For any booking extension, payment will be required upfront.
